Orlando’s suburbs are a diverse set of cities and towns, many with revitalized historic districts and a focus on preserving a small-town environment even as growth continues.

Suburban Orlando real estate in these communities is as diverse as the communities themselves, ranging from small cottages in country settings to multi-million dollar estates on waterfront sites.

The Northern suburbs are comprised of many historic areas, offering older homes and more recently built Orlando suburban real estate. Western Orlando suburban real estate offers everything from an affordable bungalow to estate mansions, and open land for development.

Here’s a snapshot of some of the communities a buyer might consider when looking for Suburban Orlando real estate:

Winter Springs, called the Village of North Orlando when it was incorporated in 1959, is a city of 23,000 that has grown about 800% since 1970. Formerly strictly residential, Winter Springs is now attracting commercial and industrial development. Suburban Orlando real estate available here runs the gamut from condos, villas and townhomes to luxury estates..

Many of the early buildings constructed in Longwood are still around today, and many can be found on the National Register of Historic Places. Tree-lined brick paved streets and an abundance of park benches add to the small town atmosphere of this city of around 14,000. Orlando real estate in Longwood includes golf homes at Sabal Point, a community that boasts of the best schools in the county. Residents can enjoy baseball, basketball and biking, in addition to golf and tennis. The community partially borders on the 600+acre Audubon’s Sabal Point Sanctuary.

Maitland is known for the preservation and protection of its historic district; the city has established a “historical corridor”.

The small, 8000-resident community of Lake Mary dates back to the 19th century. Older single-family homes start in the mid-$100s, newer homes can go up to $500,000+, while larger, lakefront estates are priced over $1,000,000.

The community of Winter Park is known for magnificent trees, brick-lined streets and shimmering lakes. This community consists of mainly single-family homes ranging in price from $100,000 for older homes to more than $1,000,000 for custom lakefront estates.

In Mount Dora, you will find higher-end homes that include waterfront and country club property as well as large Spanish-style estates. Expect price tags of $500,000 to several million. Located near Lake Apopka, Ocoee is among the fasting growing cities in Orange County. It has attracted many new residential and commercial developments. Orlando real estate in this city is primarily single-family homes that start around $60,000 and go up to $1,000,000 or more for lakefront property with water access. There are a few condos and townhouses available starting around $70,000.

Windermere is an upscale community surrounded by lakes. The downtown area is historically preserved. Single-family homes are a diverse mixture from cabins to luxury estate homes. Prices start around $200,000; luxury estates can run up to $12,000,000 and beyond.

The community of Winter Garden offers affordable single-family homes, condos and townhouses.

Known for its citrus production and vineyards, the city of Clermont is a mixture of historical homes and new communities. Condos and townhouses range in price from $50,000 to $250,000 for a multi-level Cape Cod-style property. Single-family homes begin under $100,000 and can go nearly $2 million for a French provincial waterfront estate.
