Orlando Investment Homes

Orlando is a vacation haven and vacation home rental is becoming an increasingly popular option for visitors. That in turn has created even more interest in the opportunities in Orlando investments homes. As you might expect, Orlando investment homes come in all shapes, sizes and options. The prospective Orlando investment homebuyer can find condos, villas, or townhomes, either furnished or unfurnished, that offer short-term and long-term rental options.

There are two standard avenues for managing Orlando investment homes. Some homeowners turn the property over to a management and rental company. The company in turn handles all aspects of the property. They will find renters and maintain the property. Many investors choose to find their own renters then hire a management company to oversee property upkeep.

Orange County and Osceola County have rental restrictions that dictate how Orlando investment homebuyers can rent their property. Orange County does not allow rentals of less than 30 days. Osceola County’s guidelines include exceptions and exclusions favorable to investors interested in shorter-term rentals.

Some buyers of Orlando investment homes choose smaller properties that are further away from the attractions. Many times this option enables the owner to attract long-term rentals. Generally these involve a twelve-month rental agreement in which the renter furnishes and maintains the home. Typically, Orlando investment homes are a short distance from major attractions in areas zoned for short-term rental business. Many properties have pools and/or Jacuzzis, provide privacy, and are easy to maintain.

There are several communities in the Greater Orlando area that are zoned for short-term rentals and geared specifically for investment property. Cambridge Homes is a development of detached villas within short distance of Walt Disney World. Homes prices start as low as $80,000 and go up to $150,000. The new townhouse development of Island Club West offers four different floor plans with 1,360 to 1,655 square feet of space. Orlando investment home opportunities can also be found in the gated community of Southern Dunes, a golf and country club with many amenities. Calabay, Parc, Celebration and Hunter’s Creek offer Orlando investment homes in unique communities, with prices starting around $200,000.
